Service overview

What chimney work involves, and why it matters

What it is

Chimney work covers renewing the flaunching (the mortar around the pots), repointing brickwork, resetting pots, and repairing where the chimney meets the roof. It is often combined with leadwork and flashing.

Who it's for

Homeowners with damp around the chimney breast, cracked mortar on top of the stack, loose pots, or a survey flagging chimney defects.

When you need it

Act when you see crumbling mortar, cracked flaunching, loose or leaning pots, damp in the loft around the stack, or staining on the chimney breast inside.

Why use a professional roofer

Chimneys are exposed on every side. One customer, Julia from HP1, told us we did not try to sell her a new roof or chimney but fixed exactly what was needed at the quoted price.

The cost of waiting

What happens if you leave it

A failing chimney lets water in at the highest point of the house, and it runs down inside.

Damp chimney breasts

Water through the stack shows up as stains and peeling decor around the chimney breast.

Falling masonry

Loose pots and bricks can fall onto the roof or the ground below.

Roof leaks around the stack

Failed flaunching and flashing let water run onto the roof timbers.

Costly rebuilds

Left too long, a chimney that needed repointing may need rebuilding.

Common mistakes homeowners make

  • Ignoring cracks in the flaunching
  • Assuming every chimney needs rebuilding
  • Fixing the stack but not the flashing
  • Using the wrong mortar for the brickwork

In detail

Materials and methods to discuss

These are general roofing considerations, not a confirmed specification for every job. Materials, matching, access and installation details need to be agreed with Billy for your roof.

Chimney repairs range from small maintenance jobs to more involved work, depending on condition.

Flaunching

We renew the sloping mortar around the pots so water runs off the top of the stack.

Repointing

Weathered joints are raked out and repointed to keep water out of the brickwork.

Pots and cowls

We reset loose pots and fit cowls. See our chimney cowl page.

Flashing and leadwork

Where the chimney meets the roof, we reshape or renew leadwork. See our leadwork page.

Combined repairs

Chimney work is often done alongside verge, ridge or tile repairs to save on access.

Getting chimney work right

A chimney stack is effectively a tower of brickwork sitting above the roof, exposed to wind and rain on all sides. The top of the stack is protected by flaunching, a sloping bed of mortar around the pots that sheds water away. When flaunching cracks, water soaks straight into the stack and runs down inside the brickwork.

Pointing between the bricks also weathers over time. Once joints recess or crumble, rain penetrates further and can cause damp patches on chimney breasts inside, particularly in upstairs bedrooms and lofts. Repointing restores the barrier.

Where the chimney meets the roof, lead flashing seals the gap. A chimney repair often needs attention to all three: flaunching, pointing and flashing. Fixing only one can leave the leak in place. We assess them together and quote for exactly what is needed, whether you are in Rickmansworth, Amersham or elsewhere across our area.

Damp on a chimney breast is not always caused by the roof. It can also come from condensation in an unused flue or from salts in old brickwork. That is why we inspect carefully before recommending work, so you are not paying for a repair that will not fix the problem.

Chimney repairs often need safe access at height, so combining chimney work with any other roof repairs you need, such as leadwork, verge rebedding or ridge repairs, is usually more cost-effective than booking them separately. We will point out anything else we notice while we are there and let you decide.

10/10 · Supplied review excerpt

"I was impressed by the two man team who looked at the roof edge and chimney problem and assessed what action was needed. They did not try and sell me a new roof or new chimney but were very honest and efficient. A price was quoted and a date set. They turned up on time and cleaned up after them and I paid the quoted price. They were also helpful and engaging. I would heartily recommend them. They did a good job.…"
