Service overview

What leadwork & flashing involves, and why it matters

What it is

Flashing is the weatherproof seal where your roof meets a wall, chimney, dormer or another roof slope. Lead is the traditional material because it can be shaped to fit. Leadwork also includes valleys, soakers and lead around soil pipes.

Who it's for

Homeowners with leaks around chimneys, dormers, extensions or valleys, or with split, lifted or missing lead.

When you need it

Look for split or lifted lead, mortar falling out of the joint above the flashing, damp around a chimney breast, or leaks near where an extension joins the house.

Why use a professional roofer

Leadwork must be cut, dressed and fixed correctly to allow for movement. Badly fitted lead splits within a few seasons. We reshape or renew it properly.

The cost of waiting

What happens if you leave it

Roof junctions can be a source of leaks and may need attention during an inspection.

Hidden leaks

Water entering at a flashing often runs along timbers and appears somewhere else.

Wall and chimney damp

Failed flashings let water soak into brickwork and chimney breasts.

Timber rot at junctions

Valleys and abutments carry a lot of water, so a leak here rots timbers quickly.

Repeat call-outs

Sealant on failed lead buys time, then fails again.

Common mistakes homeowners make

  • Using sealant or flashing tape on lead
  • Fitting lead pieces that are too long
  • Not repointing the lead into the wall
  • Ignoring the valley when tiles are repaired

In detail

Materials and methods to discuss

These are general roofing considerations, not a confirmed specification for every job. Materials, matching, access and installation details need to be agreed with Billy for your roof.

Different junctions need different leadwork details.

Chimney flashing

Step and apron flashings around chimneys, reshaped or renewed and repointed.

Abutment flashing

Where a roof meets a wall, such as on extensions and dormers.

Lead valleys

Valleys between roof slopes carry heavy water flow and need sound linings.

Soakers

Individual lead pieces under tiles at abutments.

Lead slates for soil pipes

We replace lead slates around soil and vent pipes, a job we have done for customers in KT11.

Getting leadwork & flashing right

Lead is used on roofs because it is durable and can be shaped by hand to fit almost any junction. But it also expands and contracts with temperature. If pieces are too long or fixed too rigidly, the lead fatigues and splits. Good leadwork uses correctly sized pieces, laps and fixings so it can move without cracking.

Flashings are typically tucked into a mortar joint in the wall or chimney and then pointed in. When that pointing fails, the top of the flashing comes away and water runs down behind it. Often a full replacement is not needed; re-wedging, re-pointing and reshaping can restore the seal.

Valleys are another key area. They carry water from two roof slopes, so any split or debris build-up causes a leak quickly. Valleys may need assessment as part of a roof inspection, depending on the work required.

Warning signs of failing leadwork include lead that has visibly lifted away from the wall, cracks or splits along the lead, gaps in the pointing above the flashing, and damp patches on internal walls next to chimneys or where extensions meet the main house.

Flashing tape and sealant are sometimes used as quick fixes. They can buy time, but they break down in UV light and lose their grip, and the leak returns. Lead is a commonly used material for roof junctions. Suitability depends on the roof detail and proposed repair.

10/10 · Supplied review excerpt

"I was impressed by the two man team who looked at the roof edge and chimney problem and assessed what action was needed. They did not try and sell me a new roof or new chimney but were very honest and efficient. A price was quoted and a date set. They turned up on time and cleaned up after them and I paid the quoted price. They were also helpful and engaging. I would heartily recommend them. They did a good job.…"
